The Prince Edward Island real estate market in January 2026 continues to show signs of rebalancing. While overall sales activity has slowed compared to last year, pricing has remained steady and inventory levels are giving buyers more flexibility.



January 2026 Market Overview

In January, 88 homes sold across PEI — a 20.7% decrease compared to January 2025. January is traditionally a slower month, and the larger story is that buyers now have more time and more options.

The MLS® benchmark price reached $371,700, up 1.7% year over year. The average sale price came in at $417,830. Because average price can shift depending on the types of homes selling, benchmark pricing provides the clearer view of overall direction.



What Higher Inventory Means

There were 923 active listings at the end of January, representing approximately 10.5 months of inventory. This level typically leans toward a buyer-friendly market.
